Property Excellence

The Grandview Casa Blanca South project is a large-scale multifamily residential development located in the rapidly growing community of Coolidge, Arizona. This project encompassed the full development of combining both new construction and the thoughtful renovation of existing structures to create a modern, amenity-rich living environment.

New Residential Construction: The core of the project included the ground-up construction of two identical three-story residential buildings. Each building houses 42 units, totaling 84 newly constructed apartments across the development. The structures were built using conventional wood-frame construction with engineered shear walls and floor systems to ensure long-term structural integrity and code compliance. Exteriors were finished in high-quality stucco with complementary architectural details to enhance curb appeal and integrate seamlessly with the surrounding structures.

Renovation of Existing Structure: The site also included a pre-existing 16-unit, two-story condominium complex. These structure underwent a full renovation, both interior and exterior, to bring it up to current building codes and design standards. Interior work included complete upgrades to kitchens, bathrooms, flooring, lighting, and HVAC systems. Exterior improvements included roof replacement, new stucco and paint, updated balconies and railings.

Clubhouse and Amenity Construction: The constructed community clubhouse serves as the social and recreational hub of the development. The clubhouse was designed to offer a wide range of amenities, including:

  • A private theater room with tiered seating and surround sound
  • A fully equipped fitness center with cardio machines, weights, and yoga space
  • Game room with billiards, ping-pong, and lounge seating
  • Management offices and conference room

Mesa Main Street Stations

The development of a 42-unit townhome community in Mesa, Arizona involved full oversight from pre-construction through final delivery. The project included coordination and management of all underground infrastructure, including wet and dry utilities such as water, sewer, storm drainage, electric, gas, and telecommunications. Sitework encompassed grading, drainage, paving, and retaining systems, all completed in accordance with city standards and ADA requirements. The vertical construction phase included the full build-out of 42 multi-story townhome units, with a focus on quality control, schedule adherence, and subcontractor coordination.

In addition to residential construction, the project involved significant public interface improvements along Main Street. These included new sidewalks, upgraded pedestrian access, custom street lighting, and integrated landscaping throughout both private and public areas, using drought-tolerant plants and efficient irrigation systems. A full pool facility was also constructed, complete with hardscaping, safety features, and utility tie-ins.

The project required close coordination with the City of Mesa, the Main Street lighting authority, and Valley Metro Rail to meet all permitting, inspection, and compliance requirements associated with right-of-way improvements and the adjacent transit corridor. The completed development contributed to the broader revitalization of downtown Mesa and supported the city's goals for transit-oriented residential growth.
